Moving out is stressful enough without a dispute over the deposit eating into your moving budget. Carpets are one of the most common points of contention between tenants and landlords at the end of a tenancy, and a lot of that friction is avoidable with the right preparation.
Do You Have to Get the Carpets Professionally Cleaned?
The short answer: it depends on your tenancy agreement. Many agreements include a clause requiring carpets to be professionally cleaned at the end of the tenancy. If yours does, you need to comply with it, and you should keep the receipt as proof. If your agreement does not include such a clause, you are not automatically required to pay for a professional clean, but you are still required to return the property in a clean and well-maintained condition, allowing for fair wear and tear.
The key phrase there is fair wear and tear. Slight flattening of pile in well-used areas is expected over a two or three year tenancy. Stains, odours, heavy soiling, or damage beyond what normal use would cause are a different matter.
What Landlords and Letting Agents Look For
Landlords and agents carry out a checkout inspection comparing the property against the inventory completed at the start of the tenancy. For carpets, they are looking at three things: cleanliness, condition, and smell.
- Cleanliness: visible staining, ingrained dirt, or a carpet that has not been vacuumed.
- Condition: damage such as burns, heavy pulls, or fraying beyond normal use.
- Smell: pet odour, smoke, or general mustiness that was not present at check-in.
A professional clean addresses the first and third. It will not repair physical damage, but it significantly reduces the risk of a deduction based on cleanliness or odour.
Always Get a Receipt
This is the most important practical point. A receipt from a professional carpet cleaner confirms the work was carried out, the date, and ideally the address and scope of the clean. Timing the Clean
Book the carpet clean toward the end of your final cleaning session, not the beginning. You want it to be one of the last things done before the checkout inspection.
